PROJECT OF THE NAUTICAL TOURIST CENTER NOVIGRAD
1) DESCRIPTION OF THE PROJECT AND LOCATION
With this project is foresight a construction of Nautical Tourist Center nearby the historic center of town Novigrad.Novigrad is situated on the western coast of Istrian peninsula, in the most developed tourist area of the Republic of Croatia.
Marina’s location is very interesting, due to closeness of big tourist markets – Italy, Austria and Germany (2 hours by boat from Venice or 1 hour by road from Triest).
It is also useful to emphasize a constant trend of demand for nautical services, both in Europe and Croatia.
Project of NTC Novigrad comprises a construction and equipping of four star marina on the surface of 18,90 ha, of which 6,68 ha on land and 12,22 ha of sea surface.
For the construction of marina has been obtained a concession for use of above mentioned maritime good for the period of 40 years from Government of Republic of Croatia.
On the basis of preliminary project it was foresight a construction of about 400 marine moorings and 200 moorings on the dry dock.
In the area of marina, beside the indispensable contents for marina functioning, it was foresight a construction of commercial contents as restaurants, shops and others.
Service area of marina is dislocated, on that area beside a construction of area for dry dock, it is foresight a construction of all service contents for marina (hangars, magazines, workshops etc.)
Holder of concession is a firm Civitas Nova d.o.o. Novigrad which is owned for 100% by town of Novigrad.
Town of Novigrad had invested by Civitas Nova up to these project phases.
For the realization of the project, town of Novigrad is looking for interested partners.
A potential investor would by investing in Civitas Nova become a major owner of the firm, becoming the holder of the project.
The amount of concession compensation is 37.800 EURO plus 2,5% of annual total income.
3) MODALITY OF MARINA CONSTRUCTION
It is foresight a construction in phases, in the first phases should be constructed only indispensable contents for marina functioning, in order to start with marina exploitation as soon as possible.
In the next phases it is possible a construction of commercial contents, as well as the construction of apartment settlement in the proximity of marina.
Estimated value of indispensable contents for marina functioning according to prefeasibility study is about 17 million of EURO.
In the further phases of project documentation, changes are possible according to whishes of potential investor.
